The Orleans is a 1-bedroom apartment in the basement of a detached family home.
The home is located in a mature, quiet Doncrest neighbourhood of the City of Richmond Hill, North of Toronto.
The closest major intersection is Bayview and Highway 7.
There is a private side entrance, a shared laundry room, and a shared storage area.
This unit has a bedroom with a walk-in closet, a bathroom, and an open-concept living, dining, and kitchen space.

Accessibility
There are stairs outside (6 steps) to access the side entrance door.
There are stairs inside (14 steps) to access the apartment.
This unit is not accessible by wheelchair and would also be difficult to access for people with reduced mobility (e.g. walker, cane).
The landlord will do his best to clear snow in a timely fashion.
However, if you require passage prior to him completing the job, you may be required to shovel:
- the walkway between the driveway to the side entrance
- the driveway to/from the street
At the corner of Hazelmere and Valleymede (within 50 meters), there is a bus stop for one bus route (YRT #82).

Parking
The apartment includes one outside parking space in the driveway of the home.
The space is only suitable for a small car (4.5 meters/14.75 feet and shorter).
If you have a longer car or have guests, you will have to arrange for alternate parking, possibly with a neighbour.
Overnight and longer-than-3-hour parking in the street is prohibited.

Special Conditions
This apartment is suitable for a single female. We are not considering couples and families at this time,
given the small size and all utilities being included in the rent price.
Certain members of the household suffer from severe allergies/sensitivities and pets and smoking are absolutely prohibited
inside any and all areas.
You are required to purchase tenant liability insurance. The policy must be effective from the first day of tenancy
and must be in-force throughout your tenancy. You will be asked to provide the insurance policy upon lease signing.
Everyone is expected to keep noise level to a minimum. Increased noise during weekends may be acceptable within reasonable hours.
Use of the backyard is not included but can be arranged if desired.
Trash is collected by the city every second week. Please bear in mind the limit of three bags/items per household.
Recyclables and compostables are collected by the city every week. There is no volume limit on recyclables/compostables.
Bins for all three types of refuse are taken out by the landlord on Monday evening.
